Municipal detailed spatial plan Gabrče residential area (Vrhnika)

On the southwestern edge of Vrhnika, sheltered by nature and close to the regional road to Logatec, we are planning the development and final arrangement of the Gabrče residential neighborhood. With the Municipal Detailed Spatial Plan (OPPN), we are laying the foundations for quality living in a peaceful environment with well-developed infrastructure.

Current situation and vision


Today, the Gabrče area is known for its pleasant mix of detached and semi-detached houses. To enable the neighborhood to reach its full potential, the project envisages:

Expansion of the neighborhood: Construction of new residential buildings on currently undeveloped land.

Infrastructure modernization: Comprehensive renovation and completion of the road network.

Coordinated development: Urban planning that respects existing buildings and green gardens.

Integration into the space and nature conservation


The Gabrče neighborhood lies at the intersection of the urban world and nature, so the plan takes into account all key environmental factors:

Nature and forest: The area borders a forest to the west and is located in a bear habitat, so the intervention is planned with coexistence with nature in mind.

Water and flooding: The location is safe from flooding and lies outside water protection areas.

Karst terrain: The area is characterized by sinkholes. One of them (No. 113) has been identified by experts as suitable for urban use.

Safe and stable living environment


We took strict safety standards into account during the planning process:

Earthquake-resistant construction: The buildings will be designed for an earthquake-safe area with a ground acceleration of $0.25 g$.

Noise protection: The neighborhood is designated as a Level III noise protection zone, which ensures a peaceful living environment.

Geological stability: Due to the karst terrain and the possibility of landslides, specific construction conditions are envisaged to ensure the stability of the buildings.
